Do this before we arrive
Shut the cold water supply
The valve on the cold inlet at the top of the heater. Turn it fully off.
Kill the energy
Gas: turn the control to OFF. Electric: switch the breaker off. An electric element will destroy itself in minutes if the tank drains below it.
Contain what you can
Towels, a wet vac, move anything that can be damaged. Do not stand in water near an energised electric heater.

Can a leaking tank be welded or patched?
No. The steel is glass-lined and the lining is what protects it. Once the tank is perforated it is finished — patching it is unsafe and it will fail again.
Why is there water only when the heater runs?
