A relief valve discharging steadily
The T&P valve is the last line of defence against a tank that is over-temperature or over-pressure. If it is running, something upstream is wrong and the valve is doing its job.
No heat in a hard freeze
In a January cold snap, an unheated utility space with no working heater is a burst-pipe risk as well as a comfort problem.
Burning smell, soot or scorching
Charred wiring on an electric unit or soot around a gas burner means shut it down now and have it looked at before it is switched on again.
The first two minutes matter most
Shut the cold inlet
The valve on the cold pipe entering the top of the heater. Fully closed. This stops the tank refilling as fast as it empties.
Cut the energy
Gas control to OFF, or the double-pole breaker off. On an electric unit this is urgent: elements exposed to air burn out in seconds.
Get water away from anything electrical
Do not stand in it near a live appliance or an outlet. If reaching the breaker means wading, kill the main instead.

My tank is leaking slowly. Is that an emergency?
If the water is spreading, treat it as one. A dried ring you noticed this morning is not a 3am call, but it is a this-week call — a seeping tank does not stabilise.
Do you charge extra just to come out and look?
There is an after-hours call-out rate, quoted before dispatch, and it is credited against the work if you go ahead.
